Uxbridge self-storage site sold for $4.5M

A Boston-based real estate investment and management firm has purchased an Uxbridge self-storage facility for $4.5 million.

Deed records indicate that Albany Road–Uxbridge Storage LLC, an affiliate of Albany Road Real Estate Partners, bought the building at 35 Balm of Life Spring Rd. on May 21 from R & D Partners, affiliated with Long Island accountant Harvey Rogoff and New York City businessman Noah Dorsky.

The first portion of the 55,285-square-foot structure was built in 1987, with expansions having taken place in 1996 and 1998, according to town property records. Rogoff and Dorksy bought the 5.42-acre site in 1994 for $510,000.

The facility is part of Drive-In Self Storage, which also has locations near Norwich, Conn., and Syracuse, N.Y.

Albany Road was founded in July 2012 and hopes to acquire $100 million of real estate annually for each of its first five years, according to the company’s website. Thus far, the company has bought 10 properties, four of which are self-storage facilities in Connecticut.

Rogoff declined to comment, while Albany Road didn’t immediately return calls for comment.
