Bay State home sales jumped in June

Sales of single-family homes and condominiums in the Bay State soared in June, while more homes went onto the market, according to two reports released Tuesday.

Sales of single-family homes rose 9.1 percent, while median prices rose jumped 2.8 percent ($375,000, up from $364,900 in June 2014), according to the Massachusetts Association of Realtors (MAR). Condo sales were up 10.5 percent, although the median sale price fell slightly to $330,000 from $332,000.

In addition, new listings added to the market were up about 11 percent for both single-family homes and condominiums, according to the MAR.

Separately Tuesday, The Warren Group, which uses different measurement criteria, said sales of single-family homes shot up 11.4 percent in June, marking the best sales in June in 10 years.

Also, for the first six months of this year, homes sales in Massachusetts increased 1.8 percent over 2014, with 21,667 homes sold, The Warren Group said.

"This month, we are seeing the early results from a strong spring market. It is a remarkable showing after a prolonged slump and a sluggish recovery extending over the past 10 years," Timothy M. Warren Jr., CEO of The Warren Group, said.

In Worcester County, the number of homes sold in June jumped an even higher 18.7 percent, from 738 to 876. The median price rose 4.2 percent, from $249,450 to $259,900. Condominium sales in the county jumped 48 percent, from 146 in to 216, with the median price rising about 10 percent, from $180,000 to $198,500, The Warren Group reported.

In Middlesex County, the number of homes sold in June (1,555) jumped 12 percent from June 2014. But the median price rose a mere 0.6 percent, from $478,513 to $481,250. Condominium sales increased 9 percent, from 750 to 817, with the median sale price up 8 percent, from $356,245 to $385,000, The Warren Group reported.
