July home sales faltered; condo prices remain high

Worcester and Middlesex counties mostly followed a statewide trend of lower home sales in July with a continued increase in prices for condominiums, according to The Warren Group.

The median statewide sale price of a single-family home in July was $369,900, a $9,000 increase from $360,000 last July but a drop from June's record median sale price of $372,000, according to the Boston real estate industry tracker. The median condo sale price in July of $350,000 was a record high.

Condo sales dropped by 15.7 percent in July, but have increased by 7.4 percent year to date statewide. Home sales in Massachusetts are up 15.2 percent so far this year, with year-to-date prices up 1.5 percent.

Worcester County saw similar trends, with the sales single-family homes falling by 6.1 percent but the median price for those sold increasing by $10,000. Condominium sales in Worcester dipped by 11.5 percent with the median sale price falling slightly by $1,050.

Middlesex County had a decline in single-family home sales by 16.1 percent but the median sale price increased by $15,000. Condominiums in the county followed the state trend with sales down 12.3 percent, but the median price up by $29,900 year-over-year.
