Worcester shaves $68K off industrial parcels sale

The city of Worcester has renegotiated the price for two parcels in the South Worcester Industrial Park, after an investigation by the company purchasing the sites discovered they were in worse shape than expected.

The prices of 17 Southgate Place and 25 Southgate St. were reduced by $67,600 after Worcester developer Chacharone Properties, LLC discovered underground utilities that need to be relocated, and two or three feet of surficial organic fill that needs to be excavated and replaced with a foot layer of gravel, according to a letter dated Sept. 6 to the city council from City Manager Edward Augustus. 

In May, the city council authorized the execution of deeds for 17 Southgate Place and 25 Southgate St. to Chacharone for $142,400 and $136,000, respectively. According to Augustus’ letter, Chacharone plans to build a 50,000-square-foot industrial building on the parcels and lease it to Table Talk Pies, a Worcester-based dessert maker.

Chacharone is also purchasing 65 Armory St. for $139,200, where it will construct an 8,000-square-foot building. The tenant of that building has yet to be determined, according to the letter.
