Worcester Co. foreclosures down 46%

Foreclosure petitions across Worcester County fell by 46 percent in February, according to a report Monday by The Warren Group.

Worcester fell by 51 percent, while Fitchburg dropped by 62 percent. Middlesex County, which includes MetroWest communities Marlborough, Framingham and others, fell by 40 percent.

Statewide, the number of foreclosure petitions fell by more than one-third from the previous year.

February marked the sixth-straight month over year-to-year petition filing decreases, in another sign of a stronger housing industry. It was the largest year-to-year drop for any month since February 2014, The Warren Group said.

Petitions numbered 788, down by 38 percent from the previous year.

Foreclosure petitions start the foreclosure process, when lenders file a notice of intent in Land Court.

Foreclosure deeds -- which represent completed foreclosures -- also fell in February. Deeds were down nearly 8 percent to 479.

Another recent Warren Group report showed February marked only the second such February that single-family homes surpassed $300,000, and that February's median sales price for condos of $297,700 was a record for the month.
