Middlesex Co. sales top $500k in April

Median single-family home sale prices in Middlesex County surpassed $500,000 in April, the highest in the state when excluding Martha's Vineyard and Nantucket.

Those sales represented a 5-percent jump from the previous April, the Boston real estate publisher The Warren Group reported this week. Sales so far this year are up by closer to 8 percent in Middlesex County, which includes MetroWest towns Framingham, Hudson, Marlborough and Natick.

High sale prices in more affluent Middlesex County sales such as Cambridge, Belmont and Concord carried prices higher, though sales in Natick rose past $500,000 in April, and Framingham went just past $400,000.

Condo sale prices were also up in Middlesex County in April, but less sharply, rising by about 1 percent to $400,000. Condo prices for the year are up 7 percent.

Worcester County condo prices, by comparison, have fallen slightly for the year to $172,400. Single-family home sales in the county are up 2 percent this year to $233,000.

The number of recorded sales, meanwhile, fell by 14 percent in Middlesex County in April, about three times the rate that sales fell statewide for the month compared to the previous year. The number of sales in Worcester County was flat.

The Warren Group attributed the decline to what it called a "gangbuster month" for sales in April 2016.
