Framingham's Magnuson Hotel slated for 26K-sf addition

Lexington developer Soniya Hotel, LLC has applied to majorly renovate the Magnuson Hotel property in Framingham behind the British Beer Co. along Route 9.

According to a site plan application on file with the city planning board, Soniya is proposing to redevelop the hotel by demolishing a two-story building, the lobby area and drop-off canopy and building a new six-story 26,800-square-foot addition to connected to an existing 62,000-square-foot six-story structure. 

The addition will include a new ground-level lobby area and new rooms on the upper floors, according to the application. When complete, the hotel will be 95,000-square feet.

No project costs were included in the documents.

In addition to the hotel renovations, a new 6,000-square-foot free-standing retail building is proposed.

The hotel as 180 rooms, but the proposal would eliminate 32 rooms. Other site improvements will include disability-compliant parking spaces, a new drop-off canopy, pedestrian-friendly sidewalk improvements and energy-efficient measures. 

According to property records, Soniya Hotel LLC purchased both the hotel lot and the British Beer Co. lot in August 2016 for nearly $24 million. The company was created in February and lists Ashok Patel as its resident agent and manager, according to filings with the Massachusetts Secretary of the Commonwealth's office.

The planning board is scheduled to hear the plans from the developer on Dec. 21.
