Milford office park proposes 272 affordable units

Burlington-based Gutierrez Co., developing a business park in Milford, is proposing a 59-acre, 272-unit affordable apartment complex to replace about 160,000 square feet of office space initially proposed as part of the project.

The new proposal includes three buildings of 80, 99 and 93 units consisting of a mix of one-, two- and three-bedroom apartments. Another 385,000 square feet of space will be left for development as office space, according to Gutierrez . 

The development is on Deer Street, an approved road being built by the company off of Cedar Street (Route 85) by the I-495 interchange. 

The Gutierrez Co., citing the success of other mixed use projects, said the residential component will help add an affordable housing option to the town as well as economic development.

The company is developing 63,000 square feet of the approved 625,000-square-foot site for Restaurant Depot, a wholesale restaurant equipment and food club. 

The proposed residential area is shown on plans to be in the middle of the development between office buildings and Restaurant Depot. 

The company has struggled to attract tenants to sign on to the project, which was first approved by the town in 2008. Several modifications were made to the project in 2009, 2010 and 2015 in an attempt to attract tenants.

The town in 2016 approved zoning amendments to allow Restaurant Depot to sign on as the first tenant. 

With this revised plan, there are now more than 600 units of affordable housing split between three separate projects proposed in Milford.
