Century-old mills coming down in Worcester

A three-story building at 1025 Southbridge St. is slated for demolition after the owner said it found reuse to be unfeasible.

Two mill buildings more than a century old are being demolished on Southbridge Street in Worcester to help make way for new development.

Demolition began last week of 1023 Southbridge St., a two-story, 15,000-square-foot building at the corner of Hope Avenue. Next slated for demolition is adjacent 1025 Southbridge St., a larger nearly 50,000-square-foot, three-story building.

Combined, the two buildings sit on just over an acre of land.

The property is only one-third of a mile from I-290, though the interchange with Hope Avenue includes only an off-ramp from the southbound lanes and an on-ramp heading north. A highway exit for Southbridge Street and the College of the Holy Cross is less than a mile away.

The owner of the buildings, JM Partners LLC of Virginia, doesn't yet have plans for the site.

John Marshall, the founder and manager of the company, said his firm looked at all options for the site before determining that reusing the existing buildings would not be feasible. The Worcester Historic Commission approved demolition last year.

Marshall said he has been contacted by several interested parties since his firm acquired the site in 2016 and will begin marketing the site once demolition is complete.

JM Partners bought the site under the related entity WPB Holdings LLC for $320,000. The property, which is zoned for general manufacturing, was last assessed at $718,500.
