April up and down for MetroWest home sales

Ten notable MetroWest communities had a mixed April for single-family home sales, with prices rising in six of them, and the number of sales up in five, according to The Warren Group.

Prices rose the sharpest in Southborough, where sales rose from the previous April by 65 percent to $650,000. Prices were up by 25 percent in Westborough to $475,000, and in Hudson by 16 percent to $405,650.

Prices fell in some other towns, including Marlborough, where the monthly median was down year-to-year by 17 percent to $315,000. In Milford, prices fell 10 percent to $310,000.

The highest median home prices in MetroWest were in Sherborn at $889,900, and Wayland, at $832,500.

Statewide, single-family homes sales increased 8.7 percent to $375,000, up from $345,000 a year earlier. The number of sales was up just 1.2 percent to 4,157.

The number of home sales rose in five of the largest MetroWest communities, most notably in Hopkinton, where the 16 recorded sales doubled the number from last April. The number of sales were up 77 percent in Marlborough and 44 percent in Natick.

The number of sales fell by 21 percent in Milford, to just 15 recorded transactions, and 29 percent in Shrewsbury for 20 transactions.
