Front Street apartment complex completed; 26% leased

Final construction has been completed on the 145 Front at City Square development in downtown Worcester, with about one-fourth of apartment units under lease agreements, the contractor announced Thursday.

The development, which started leasing in February, has leased 97 of 368 apartments.

The Front Street development marks a key point in the transition of downtown Worcester from the former Galleria mall site to a neighborhood where city leaders hope to create vibrant streets lined with people who work, live, shop or dine there. The two apartment buildings are the first newly built residential development in downtown Worcester in decades.

The first 240 units opened in February on the Front Street side of the development, and another 128 on the Franklin Street side this spring. The $90-million project was built by Erland Construction of Burlington and developed and managed by Roseland Property Co. of Malden.

The project includes a courtyard with a swimming pool and an indoor fitness center and entertainment area. More than 400 parking spaces are included in a parking garage built partially between the two apartment buildings.

With luxury features that aren't as typical in Worcester, 145 Front at City Square could prove a test to see how much demand to live in downtown has grown as new restaurants and residences have dotted the neighborhood.

Rents at 145 Front start at $1,465 for a 491-square-foot studio. One-bedroom units range from $1,535 to $1,950, and two-bedrooms range from $1,950 to $2,490.

Across Worcester, median rent for a one-bedroom unit was just $1,280 in June, according to the real estate website Zumper. Boston rents averaged $2,320.

The 145 Front development includes on its ground floor an Elizabeth Grady salon and skin care store, and a planned Protein House restaurant and Fidelity Bank.

A 170-room AC Hotel opened next door across Trumbull Street in April, with a 100 Grill restaurant opening in the hotel's first floor in May.

Roseland has proposed a four-story building with 84 apartment units and 2,025 square feet of retail space called the Residences at Salem Square behind the AC Hotel where the vacant Notre Dame des Canadiens church now stands.
