Harvard Post Office sold for $1.6M

A U.S. Post Service property in Harvard has been sold to a Cohasset man for just under $1.6 million.

According to records with the Worcester County Registry of Deeds, the three-acre property and 6,800-square-foot building on Ayer Road was sold Oct. 23 to 215 Ayer LLC, a business entity registered to Blayne Curtis of Cohasset.

A property flyer from Touchstone Commercial Partners lists the asking price of the property at $1.65 million.

Currently, the U.S. Postal Service pays $127,450 in annual rent to the landlord, previously Harvard Associates, LLC, a Connecticut-based entity. After insurance and maintenance fees, the projected income from the property is $119,000, according to Touchstone.

According to the flyer, the Postal Service’s lease is scheduled to end in November 2019, but five-year options -- including one beginning next year -- would raise the rent to $136,895. Later options would increase that figure to $184,700 beginning in 2034.
