Ashland announced Thursday it has received $3 million in state MassWorks infrastructure funding for improvements to Main and Front streets as part of the town's downtown revitalization efforts.

The funding will pay for reconstructing around 3,000 feet of roadway along Main and Front streets in a project to include widening sidewalks, the addition of bike lanes and the burial of utility lines. The improvements are meant to help increase access for planned residential and commercial development in the neighborhood.

Planned development totaling $3.8 million includes 13 new housing units and 2,000 square feet of mixed-use commercial space, along with the renovation of a brewery, taproom and cafe. Town officials are hoping the downtown improvements will attract roughly $30 million in private investment in the redevelopment of a 116,000-square-foot mill complex and former police and fire station.

The state funding is being combined with $6.8 million in local funding, according to the Gov. Charlie Baker Administration, which announced the grant.

The MassWorks grant for Ashland is part of an $82-million program for 2018 covering 40 projects. That investment, according to the state, is aimed at leveraging $2.9 billion in private investment bringing an anticipated 4,000 housing units and more than 9,000 full-time jobs.
