Midtown Mall sold for $4M

Midtown Mall has been sold to a Worcester property manager for $4 million as the previous owner was expected to submit a detailed redevelopment plan, after the city threatened to take it via eminent domain. 

According to a deed filed with the Worcester County Registry of Deeds on Friday, 10-30 Front St. were sold to 10-30 Front Street LLC., an entity controlled by Felicio Lana of Northeast Properties.

The real estate company controls 37 properties, all in Central Massachusetts, most of which are multi-family residential buildings. Some include ground-level retail space. 

The Midtown Mall has been a constant topic for the Worcester Redevelopment Authority due to concern the property is falling far behind the status of other nearby downtown properties. 

Chief Development Officer Michael Traynor told the WRA last month there have been 21 code violations since 2014.

Additionally, police have been called to the address 602 times in the last 10 years. 

Former owner Dean Marcus has called the space an incubator for the many minority-owned businesses operating in the mall, but officials still threatened eminent domain unless the property was significantly redeveloped. 

On April 5, the WRA gave Marcus 30 days to submit a detailed redevelopment plan. Any discussion on the building’s future would now go through Lana.

“The city and the WRA extend an invitation to meet with Mr. Lana and look forward to hearing his plans for the future of the buildings and their tenants,” City Manager Edward Augustus said in a statement.
