Ameresco building to get new tenants and a facelift

The recognizable and highly visible 111 Speen St. in Framingham is gaining two new tenants: a co-working space and an architectural firm, long with a new look.

The building, the headquarters of publicly traded green energy company Ameresco visible from the Massachusetts Turnpike, will undergo $5 million in renovations to the exterior and landscaping to activate outdoor spaces for tenants in this era of hybrid work, according to Worcester real estate firm Kelleher & Sadowsky Associates, who handles leasing for the building.

Boston-based co-working company Workbar leased the second floor of 111 Speen St. and expects to be operational in the spring, according to a Wednesday press release from Kelleher & Sadowsky.

Architectural firm Ai3 Architects, signed a lease for the third floor, 19,502 square feet. Kelleher didn’t disclose the rent price for either lease.

Kelleher & Sadowsky’s Philip DeSimone, Andrew Sherman, Todd Alexander and Ross
Miner represented Paradigm Partners and North Colony Asset Management as lessor in the deal.

Paradigm Properties of Boston, acquired 111 Speen St. with North Colony Asset Management of Cambridge in March for $13 million.
