Boston firm expands Central Mass. presence, buys Franklin apartment complex for $101M

The Westerly at Forge Park, a 280-unit residential complex in Franklin, has been sold for $101 million to DSF Group, a Boston-based real estate investment firm.

DSF Group purchased the 21-acre property located at 50 Woodview Way from Bluerock Real Estate of Michigan, in a deal finalized on May 20, according to Norfolk County Registry of Deeds records.

The Westerly at Forge Park was completed in 2017. The complex includes a mix of one-, two-, and three-bedroom units across three four-story buildings, with amenities including a cabana, clubhouse, courtyard, pool, and fitness center, according to CoStar. Bluerock had purchased the apartments for $84.3 million in 2019 from Atlanta-based Wood Partners.

DSF owns a number of apartment complexes across the East Coast, according to the company’s website, including complexes in Danvers, Tewksbury, and Malden operating under the Halstead brand name. In 2023, the firm purchased the 225-unit Talia Apartments complex in Marlborough for $74 million later rebranding the complex as Halstead Marlborough, and bought the 240-unit Woodview at Legacy Farms in Hopkinton for $82.5 million, rebranding it as Halstead Hopkinton.

The sales price of Westerly at Forge Park equates to $360,714 per unit. The property was given a 2025 tax assessment value of $83.43 million, according to Town of Franklin property records.
