Heartland Properties, a healthcare-focused development firm with offices in Portland, Maine and Needham, has purchased two single-family residential properties in Sturbridge with the intent of turning the lots into the location of an urgent care facility.
The two properties, located at 216 and 226 Charlton Road, were purchased for $1.1 million in two separate transactions on May 9, according to Worcester District Registry of Deeds records. The property at 216 Charlton Road was sold by Christina Lena for $490,000, while 226 Charlton Road was sold by Theresa and Steven Saletnik for $590,000.
Harborlight Properties intends to turn the location into the site of a ConvenientMD urgent care facility, according to a Thursday press release from Worcester-based NAI Glickman Kovago & Jacobs. The project was given site plan approval by the Town of Sturbridge Planning Board on Jan. 14, according to town records.
Michael Jacobs, managing principal at NAI Glickman Kovago & Jacobs, represented the sellers in the transaction, while Andrew Bonica of Eastern Retail of Braintree represented the buyer.
"The transaction reflects the ongoing demand for high-visibility, accessible sites suited for healthcare and service-based tenants,” Jacobs said in the press release.
The 1.16-acre property at 216 Charlton Road was given a 2025 tax assessment value of $280,800, while the 1.11-acre property at 226 Charlton Road was given an assessment value of $409,500, according to Town of Sturbridge property records.
