Watertown-based SMC Management has purchased the future site of its 185-unit apartment building in Worcester’s Canal District for $5.25 million.
The purchase, finalized on Monday, saw SMC purchase the plot of land adjacent to Polar Park from Tremont Development Partners in Boston, according to Worcester District Registry of Deeds records. The parcel is at the corner of Ash and Washington streets.
Known as The Residences at Table Talk Square, SMC plans to construct a five-story, wood-framed apartment building at the site. The building will be constructed over a two-level podium containing 233 parking spaces, according to a press release issued by SMC on Wednesday.
SMC’s project is separate from the mixed-use building with 53 affordable apartments being pitched for an adjacent parcel in the Canal District.
SMC plans to begin construction in the fall, with the project projected to be completed in the winter of 2027. The building will be designed by Market Square Architects of New Hampshire and feature two courtyards, one overlooking Polar Park and another one with a view of Kelley Square.
This is SMC’s third project in Worcester: The firm is working to complete the 216-unit Poet Hill Place apartments on Hemans Street this winter and working to construct a 102-unit apartment at 5 Madison St. called the Residences on Madison, which it expects to be completed in the spring of 2026.
