The Atlantic Union Conference of the Seventh Day Adventist has purchased a Westborough office building for $6.4 million, with the intent of turning a portion of the building into its office headquarters.

The move would relocate the church headquarters from Lancaster, where it once ran the now-shuttered Atlantic Union College on a 135-acre campus.

The 48,848-square-foot office building sitting on 15.8 acres of land at 287 Turnpike Road was sold in a deal finalized on Tuesday, according to Worcester District Registry of Deeds records, with the property sold by Holliston-based Commerce City LLC.

Built in 2001, the three-story building includes 192 parking spaces and is 74% leased, according to a LoopNet listing for the property. Current tenants include Priority Funding home loan provider, Perennial Recovery addiction treatment center, and the Gun Owners’ Action League, according to Google Maps listings.

The Atlantic Union Conference of the Seventh Day Adventist is a sub-entity of the larger General Conference of Seventh-day Adventists and oversees the church’s activities in the Northeast United States and Bermuda, according to its website.

Tim Whittredge, vice president of Worcester-based real estate firm NAI Glickman Kovago & Jacobs, represented the buyer in this transaction, with the firm’s property management arm taking over responsibilities for the building.

The property was given a tax assessment value of $3.23 million for 2024, according to Town of Westborough property records.
