Former Canal District BBQ property to become part of housing development

Following the rash of closures of Canal District restaurants in late summer and early fall, the likely fate of at least one of the eateries has been made public: Smokestack Urban Barbeque will be replaced with a housing development adjacent to the Polar Park baseball stadium.

North Carolina-based developer Quarterra Multifamily Communities LLC has submitted an application to the Worcester Planning Board for the third phase of developer Boston Capital’s master plan for the redevelopment of the former Table Talk Pie factory, partly on the property which once housed Smokestack Urban Barbeque at 139 Green St.

Mark Borenstein, a partner at Worcester law firm Bowditch & Dewey is representing Quarterra.

Smokestack Urban Barbeque closed in November, as part of a string of five restaurants that closed or were sold in a three-month stretch in early fall. The owner of Smokestack, Richard Romaine, owns the property at 139 Green St. through an entity 139 Green Street Worcester, LLC. 

The proposed development would offer 375 apartments with 560 parking spaces in a separate garage, and 22,000 square feet of retail or restaurant space, according to an application filed with the City of Worcester.

The first phase of the development called Table Talk Lofts is under construction and will provide 83 affordable units. The second phase is the redevelopment of Table Talk’s retail store and will add 15 units and 11,500 square feet of retail and restaurant space.

The project will be addressed by the Worcester Planning Board at its Feb. 1 meeting, the same day as three other large developments in Worcester’s downtown area.
