Lupoli Cos., a Lawrence-based firm owned by Sal’s Pizza founder Sal Lupoli, has broken ground on a 50-acre, mixed-use development in Littleton.
Known as King Street and located on a former IBM campus near Interstate 495, the development will feature 1,089 residential units, 115,000 square feet of restaurant and retail space, 90,000 square feet of R&D lab space, and a 150-room hotel. The project will include 78 residential units designated as affordable housing.
The development broke ground on Monday, according to a Monday press release from Lupoli. The company says the project is the largest mixed-use development under construction in the state.
The 2.3-million-square-foot project will be built in phases, with the first phase focused on infrastructure improvements and the construction of some of the residential- and retail-focused buildings, according to Town of Littleton Planning Board documents. The project will reuse some of the existing office buildings at the site.
The site will serve as the new U.S.headquarters of HIPER Global, currently based in North Andover. The computer hardware manufacturer signed a lease for 72,500 square feet of space in September, according to the Monday press release.
King Street is expected to be fully completed by 2037. Located at 550 King St., the site sits about an eight-minute drive from the Littleton/Route 495 train station on the MBTA Commuter Rail’s Fitchburg Line.
Lupoli received $1.5 million from the state as part of the MassWorks Infrastructure Program to assist with infrastructure upgrades at the site, according to a November press release from State Sen. Jamie Eldrige (D-Marlborough). The company purchased the site for $21.15 million in September 2021, according to Middlesex South Registry of Deeds records.
In addition to its ownership of the Sal's Pizza brand and real estate development, Lupoli is involved in commercial leasing, hotel ownership, and restaurants like BOSA Coastal Italian in Haverhill, according to its website.
