Tree House Brewing owners buy $2M land parcel next to HQ

The owners of Tree House Brewing Co. have purchased a 50-acre parcel of land adjacent to the company’s Charlton headquarters for $2 million, according to the Worcester South District Registry of Deeds.

Damien Goudreau and Nathan Lanier, two of the brewery’s owners and founders, were registered under the buying entity in the sale. Tree House is the largest brewer based in Central Massachusetts, with satellite locations in Sandwich and Deerfield.

Tree House did not respond immediately to a request for comment.

The deal, which closed Friday, included about 45 acres of land at 13 Sampson Road and five acres at 7 Sampson Road, selling for $1.5 million and $500,000 respectively.

The land is located across from Tree House, which is located at 129 Sampson Road. It is zoned as R-40, which is low-density residential zoning, so it would have to be rezoned for any commercial use, according to a post by real estate listing service LoopNet.

It is about a mile and a half away from the planned $300-million Amazon distribution center, which is due to be completed in 2023.

The land was sold by Mark and Corey McKinstry of Charlton, who were represented by Worcester-based NAI Glickman Kovago & Jacobs. Combined, 7 and 13 Sampson Road are assessed at around $430,000 by the Town of Charlton.

UPDATE: A previous version of this story did not include the five-acre parcel of land sold for $500,000. The total purchase was $2 million and included roughly 50 acres of land.
