Worcester County home market remains hot, as sales & prices spiked in June

The number of single-family home sales in Worcester County in June jumped by 34.3% from this time last year, from 732 sales in June 2020 to 983 sales last month, according to a Wednesday report from real estate data firm the Warren Group.

Also on an incline is the county’s median single-family sale price, which increased to $392,000 this June, a 24.6% increase from last June’s $315,000 median price.

Year-to-date numbers in the region saw similar increases, reflecting an overall upward trend in Worcester County’s real estate market since the coronavirus pandemic began.

The year-to-date number of sales increased by 11.9%, from 3,415 to 3,822 sales this year. There was a 19.4% increase in median sale price since this time last year, with the year-to-date price at $360,000, up from $301,500.

Single-family homes sold at even higher rates in the city.

In June, 138 homes were sold in Worcester, 64.3% more than last June’s sale of 84. Median sale prices rose 24.1% from $282,000 to $350,000.

The number of year-to-date sales in the city grew from 482 to 603, a 25.1% increase, and year-to-date sale prices rose 20.4% from $270,000 to $325,000.

The city and county’s figures are comparable to the state-level growth in sales and prices over the past year.

Notably, the median price of single-family homes in Massachusetts has grown 29.4% since June 2019, showing real estate growth is booming even relative to pre-pandemic numbers.
