Worcester warehouse slated for cannabis cultivation sells for $2M

A property on Worcester’s Fremont Street, which is part of a marijuana cultivation project, sold for $2 million in a deal closed Friday, according to the Worcester South District Registry of Deeds.

The seller of the property, Cannamart Inc, is registered to Stephen and Liuying Farr, who have been working to develop a cannabis cultivation facility at the site for about four years. In 2019, the Farrs signed a community host agreement with the City of Worcester to operate a cultivation facility at 45-61 Fremont St.

The 60,000-square-foot building spanning from 45 to 61 Fremont St. is allowed for up to 100,000 square feet of canopy for growing cannabis, according to a May 4 posting by the Farrs on real estate listing service 420Property. The property has an adult-use cannabis license and a special use permit.

The property sold to an entity registered to Michael Guzzardi of Bedminster, N.J.

Neither the buyer nor the sellers could be reached for comment.

The property abuts another industrial warehouse at 41 Fremont St. where Maynard-based Happy Flower LLC has proposed a 7,000-square-foot marijuana cultivation and manufacturing facility. It is also less than half a mile from Cookies dispensary.

Stephen and Liuying Farr have owned 45-61 Fremont St. since 2016 when they bought it for $300,000. It is assessed by the City of Worcester at $710,000.
