Worcester’s Washburn Building sold to developer for $4.2 million

A 69,000-square-foot building located at 100 Prescott Street in Worcester has been sold for $4,200,000 to a Boston area developer. 

The property was purchased by 100 Prescott Street, LLC, which is managed by Jonathon Block, owner of a real estate investment firm based in Chestnut Hill. Block Properties specializes in buying, renovating, and manages apartment buildings in the Greater Boston Area, according to their LinkedIn page. 

The seller was Washburn Properties, a Worcester-based LLC that has owned the property since 1988, according to City of Worcester property records. Jim Keogh of NAI Glickman Kovago & Jacobs represented the seller and procured the buyer for this transaction. 

Constructed in 1910, the building located at 100 Prescott Street sits on a 2.28 acre lot that is adjacent to Route 290. The parcel includes 75 parking spaces and is located in a federal opportunity zone, according to an online listing published by Worcester brokerage NAI Glickman Kovago & Jacobs.

The property was assessed at a value of $2,896,400 in 2022, according to the City of Worcester property records. It is located near a number of properties that have been recently sold, including 85 Prescott Street and 95-99 Prescott Street
