Marlborough retail buildings sell for $3.6M

Two small retail buildings on Route 20 in Marlborough have sold for $3.6 million, a price per square foot that the broker says sets a high mark for the I-495 market.

The combined 9,348 square feet of retail space puts the per-square-foot cost at $387, according to Greater Boston Commercial Properties, the broker of the deal that announced the sale Friday.

The buyer of the site is Southborough-based EMAX, LLC, according to Massachusetts land records. The owner of that company is Euger Lin -- according to the Massachusetts Secretary of State's office -- who also owns Marlborough Oral Surgery and will occupy half of the larger of the two buildings with his company.

That building formerly hosted a Sprint store, according to Greater Boston Commercial Properties.

The smaller building is leased to The Vitamin Shoppe.

The property at 423 and 435 Lakeside Ave. sits between the interchange with I-495 and the Apex Center of New England shopping complex, which opened last fall.
