2010 40 Under Forty: Erin Marie Gannon

Career highlights: I began working in the real estate industry 10 years ago with a large communications company. I joined Calare Properties four years ago as a tenant liaison in order to enhance communications between landlords and tenants. Within one year I was promoted to property manager and I was responsible for two large industrial buildings totaling 550,000 square feet and hosting 50 tenants. Today, the company manages more than 14 million square feet, and the portfolio I manage consists of nearly 2 million square feet with a tenant base of approximately 100.

Community involvement: I help to support various charitable and civic organizations that are targeted by our company, as well as organizations that I volunteer with personally. These organizations include the Christian Children’s Fund (over 20 children sponsored), the Multiservice Eating Disorder Associations, the Organization for the Assabet River, Hudson Athletics, as well as various children’s charities.

Biggest success: My biggest success professionally has been helping building owners optimize important investments by building tenant relationships. Other achie-vements include earning my ACM (accredited commercial manager) designation and being recognized as Student of the Year by the Institute for Real Estate Management in 2007. I’m also in the process of earning my CPM (certified property manager) designation.

Biggest challenge: Ever-changing market conditions can make it difficult to be competitive. Therefore you need to make sure you are offering all you can to building customers by adding amenities. Negotiating contracts are a crucial piece since we need to provide the greatest value to our investors while providing top services to our tenants.

Mentors: The most influential people in my life are my parents. Although they are entirely different, my mother has taught me how to emerge from struggles and difficult times while remaining true to myself. My father, who is a level-headed, logical man, taught me the value of having good character, that hard work pays off, that although bad things will happen in life, how we react and respond is what defines us.
