A Concord real estate agency has begun building an 80,000-square-foot self storage facility in Marlborough.

O'Brien Commercial Properties announced entity Jeremiah LLC, a business entity controlled by Founder and President Eric O'Brien, has begun construction on the three-acre site off I-495.

The property will feature 525 climate-controlled units in a five-story steel structure.

The project, dubbed Marlboro Self Storage, is slated to open in the fall. O'Brien Commercial Properties will manage the business and real estate.

The company is planning to build a second phase of the project, including another 80,000 square feet of space and more than 550 additional units.

According to land records, O'Brien was awarded an $8-million construction loan for the project in November. Aho Construction of New Hampshire won the construction contract.
