Foxborough Readies For Expanded Patriot Place

The recession has slowed but not deterred the Kraft Group from its plans to add 1.5 million square feet of office space to its Patriot Place development next to Gillette Stadium in Foxborough.

"Once Patriot Place was finished, the next logical step was the office component," said Ted Fire, the Kraft Group's director of project administration at Patriot Place. "It is compatible with the amenities we've already built."

If real estate is all about location, location, location, Patriot Place certainly has that going for it, even in a down economy. It benefits from the nearby stadium as well as close proximity to Interstates 495, 95 and 90.

"We think some of the benefit for a major tenant will be the association with a well-known site in New England," Fire said of the $350 million office development.

Patriot Place has numerous restaurants like the CBS Scene, Davio's, Red Robin and Five Guys Burgers and Fries, a 14-screen movie theater, two live entertainment venues, more than 20 stores and the Hall of Fame for the New England Patriots.

In 1999, the town designated the where Gillette Stadium sits, including what has become Patriot Place and what will be the office park, as an economic development area, allowing denser construction.

"It was adopted to allow for the development of the new stadium," said Marc Resnick, Foxborough's town planner.

The Kraft Group has not yet submitted plans for the office park, but Resnick said Foxborough is a business-friendly community.

"There is an expectation by the (planning) board and the townspeople that we will thoroughly examine all the plans, but do it in a timely manner," Resnick said.

The focus will be on attracting growth industries, such as biotech or high tech companies, Fire said.

"There is a strong educational base built into Massachusetts that has helped build the life sciences and information technology industries," he said. "The state is on a mission to help grow those industries and that plays well with the way we think."

"We try to be as flexible as we can be when it comes to working with tenants," Fire added. The Kraft Group is hoping to get at least one large tenant and fit the building around that company. There has been some interest from prospective tenants, but nothing that can be talked about yet, Fire said.
