Dueling housing numbers

Single-family home sales fell 1.9 percent in April, compared to April 2006, according to the Warren Group.

There were 4,088 homes sold compared with 4,169 in April 2006.

The median price for single-family homes dropped 4.7 percent in April, from $335,000 in April 2006 to $319,314. The year-to-date median price declined 3.9 percent from $325,000 last year to $312,500 this year, according to the Warren Group.

Condominium sales and prices fell more dramatically than single-family home numbers, according to the Warren Group, publisher of Banker and Tradesman.

April sales were down 4.9 percent from 2,425 last year to 2,306 in April 2007. Year-to-date sales dropped 4.1 percent from 8,612 last year to 8,263 this year.

The median price for condos also declined in April, dropping 2.5 percent from $272,180 last year to $265,475 this year. The year-to-date median price fell 3 percent from $273,173 last year to $265,000.

The April story from the Massachusetts Association of Realtors was slightly different.

The number of single-family homes sold in Massachusetts took a 3.5 percent dip in April compared to March, according to the association.

In April, 3,328 detached, single-family homes were sold compared to 3,450 in March.

The April total was 1.7 percent below the 3,386 sold the previous year, the association said.

April condominium sales were up 0.7 percent over last year and last month, according to the association. The month saw 1,753 condos sold statewide in April.

The association's data also shows a 2.3 percent dip in the April median single-family home price, $345,000. The median price rose by 0.3 percent over last month, however.

The $274,650 April median condo price was a 2.6 percent increase over the $267,600 recorded in April 2006, but a 1.6 percent drop from the $279,000 median recorded in March.
