Project Spotlight 12: On The Off Ramp

Framingham development by Interchange 12 still stalled

Two oval-shaped tracts of land surrounded by the maze of on and off ramps at the intersection of Route 9 and the Mass Pike in Framingham may be the perfect spot for a hotel and office complex.

If only the economy would cooperate.

The roughly $100 million Interchange 12 project, developed by Boston Properties Inc., is a mixed-use project that includes two 150,000-square-foot office buildings and a 130- to 150-room hotel, according to Kevin Sheehan, an associate at Boston Properties.

The site is a stone's throw from the corporate headquarters of Staples Inc. and Bose Corp. and enjoys easy access to two of the state's busiest thoroughfares.

Unfortunately, economic conditions have thus far prevented the project from breaking ground, according to Bryan Taberner, Framingham's assistant director of community development and economic development.

The development is both a complex real estate deal and a difficult construction project. The two tracts of land, a smaller teardrop-shaped plot to the north of the turnpike that will be home to the hotel, and a larger, race-track shaped plot to the south of the Pike that will be home to the office park, are both owned by the Massachusetts Turnpike Authority, and always will be, according to Taberner. Boston Properties has a 99-year lease on the properties, Taberner said.

In order to access the land, bridges must also be built over both the Route 9 exit ramp and over the Pike itself, to connect the two plots of land, said Taberner.

The project is fully permitted, and Boston Properties is actively seeking appropriate tenants for the proposed space, according to Sheehan, before work proceeds.

The project's permits have already undergone two extensions as that search continues, Taberner said.

"It's a great project," said Taberner. "If it happens."
