Residential housing market stayed strong in September

Massachusetts showed an increase of 15 percent in total housing transactions in September compared with a year earlier, according to the Re/Max Integra New England September Monthly Housing Report.

The same year-over-year rise was seen in New England as a whole, according to the report released Wednesday. All New England states saw higher total home transactions this past September compared with a year earlier. Vermont had the lowest rise at 10 percent, while activity was highest in New Hampshire, where home transactions were up nearly 21 percent.

The median price was up 4.4 percent in Massachusetts in September compared with the same month in 2014. The median price was $329,000 in September 2015 and $314,000 a year earlier. Median prices also rose in four of the five other New England states year-over-year, with Rhode Island leading at 9.5 percent. In Vermont, the median price decreased 0.8 percent.

Housing turned over most quickly in Rhode Island (an average of 65 days on the market) and Massachusetts (81 days) in September, according to the report. For September 2014 sales, homes had sold in 72 days in Rhode Island and 76 days in Massachusetts. In Vermont and Maine, houses stayed on the market four months or longer, on average, both years.

“We’ve seen steady improvement in the market over the 2014 market since May of this year,” Dan Breault, regional director for RE/Max Integra New England, said in the statement. “While we’re seeing the market slow down, as it typically does after the busy summer season, it’s encouraging to see continued year-over-year growth as we move into the fall.”
