Central Mass. home prices spiked in 2019, as sales dropped

Eight of 10 Central Massachusetts' biggest communities saw single-family home sales fall or remain flat last year while median prices continue to rise, according to data released Wednesday by The Warren Group, the Peabody-based real estate market tracker.

At 10%, Fitchburg had the biggest plunge in sales; Milford trailed with 8%; Worcester had a 6% drop; Acton’s home sales dipped by 3%; Natick saw a 2% decline; and Marlborough experienced a 1% decrease.

Sales of single-family homes were flat in Leominster and Shrewsbury.

While the number of sales fell, prices continued to rise in most of those cities and towns.

Fitchburg had the biggest hike in median price at 15% to $229,350, Worcester followed with a 7% rise to $255,000, Shrewsbury prices swelled by 6% to $444,444, and Marlborough and Milford saw prices rise by 4% each to $395,000 and $355,000 respectively.

The outliers were Framingham and Hudson, where sales and prices rose.

Sales of single-family homes in Framingham rose by 3% as the median price increased by 4% to $456,000. In Hudson, sales were up by 10% as the median swelled to $388,500, or 4% higher than in 2018.

Statewide, home sales fell by 1% while the median price of a single-family home rose by 4%, an all-time record.
