Increase in inventory not cooling Central Mass. home prices

Central Massachusetts saw an increase in the number of single-family homes sold in April, as sales prices continue to climb unabated. 

Worcester County saw 460 home sales in April, a 5.7% increase from the 435 sales last April, while Middlesex County saw 679 sales, a 5.6% increase from 643.

While the total amount of statewide home sales are still up year-to-date, the increase in sales in Central Massachusetts ran counter to statewide trends. April saw 3,107 home sales in Massachusetts, four fewer than last April, according to data released Tuesday by The Warren Group, a Peabody-based real estate research firm.

The April median sales price in Worcester County climbed 1.1% to $460,000, while the median price in Middlesex County rose 4.1% to $885,000. 

Statewide totals also saw an increase in prices compared to this time last year, as the April median price climbed 3.3% to $630,000.

“The number of single-family home sales in April was only four less than April 2024, so just about even with last year,” Cassidy Norton, associate publisher and media relations director of The Warren Group, said in a Tuesday press release accompanying the data. “Hopefully that’s an indication that the number of homes on the market is increasing and easing the inventory crunch somewhat.”

The city of Worcester saw 59 homes sales in April, four fewer than last April, with the median price climbing 5.5% to $438,000. So far in 2025, the city has seen 14 more home sales than it did through the first quarter of 2024. 

Fitchburg saw 30 home sales in April, up from 19 last year. The month saw a median price of $407,500, a 7.4% decrease.

In Middlesex County, Framingham was home to 36 sales, 7 more than last April. The median price for those sales increased 12.6%, to $737,750. Natick was the site of 20 sales, down 7 from last year, with its median price climbing just .2%, to $965,000.

All four communities saw their year-to-date median prices increase, mirroring trends at both the state- and county-level; the median year-to-date price in Worcester County sits at $459,950, a 10% increase, while Middlesex County’s median is $835,000, a 7.7% increase.

The year-to-date median sales price in Massachusetts is $600,000, a 4.3% increase.
