Large Pepperell industrial logistics park receives site plan approval

A 454,750-square-foot industrial logistics park has received approval from the Town of Pepperell Planning Board, setting the stage for the creation for what developers are calling the largest industrial development in the town’s nearly 250-year history.

Cervenka Development Partners, a commercial real estate development and consulting firm based in Illinois, announced the Feb. 6 approval of the logistic park in a press release issued by the firm Tuesday. The park will be located at 149-166 Nashua Road and will feature one 253,750-square-foot facility and another 201,000-square-foot facility. JLL, a Chicago-based global real estate firm, will be the leasing agent for this project. 

“CDP came to us with a great solution for the last developable industrial parcel in Pepperell,” Andrew MacLean, town administrator of Pepperell, said in the press release. “From the early stages, the plan’s proposal and approval process included input from the community that was incorporated into the proposed design. CDP is also working to ensure the plan is environmentally sensitive and protects the scenic Nashua River that abuts their property. We look forward to working with them and their tenants.”

The project will be developed in two phases, with site preparation and construction of the 253,750-square-foot facility happening in the first phase, and construction of the 201,000-square-foot building occurring in the second phase. The design team included employees from Westfield-based LandTech Consultants, Washington-based GeoEngineers USA, and New Hampshire-based TEPP LLC. The site is currently owned by Mass Composting Group, a Reading-based business. 

“We are thrilled to have received site plan approval to bring this strategic and much needed development to life,” Tom Cervenka, principal at CDP, said in the press release. “This development is the first of its kind in this region and will meet the long-time lack of Class A industrial product that interconnect the markets within the full interchange of US-3 in Nashua and Greater Boston.”

The construction of the park is expected to take approximately 14 months, according to planning documents submitted to the Town.
