Leominster Plaza, a 20,279-square-foot retail center anchored by an urgent care clinic, has been sold for $7.2 million to a Charlton-based firm.
Located on a two-acre plot of land located at 20 Commercial Road near Interstate Route 2, the plaza was sold in a deal finalized on Friday, according to Worcester Northern Registry of Deeds records. The property was sold to CRL Realty and Nabble Holdings, two entities managed by Nabil Roufail of Charlton.
The property was sold by entities managed by Wakefield-based Eastport Real Estate Services, which purchased the property for $2.2 million in 2019.
Cohen and Brett Kilar of the Cohen Group, investment specialists in Marcus & Millichap’s Boston office, marketed the property on behalf of the seller and procured the buyer, according to a Tuesday press release from Marcus & Millichap.
“After considering offers from multiple buyers, we ultimately settled on a buyer with other similar properties in the area,” Cohen said in the press release. “They found the combination of service-oriented tenants, some of whom have corporate-backed leases, very attractive.”
The urgent care facility at the site is operated by ConvenientMD, a company headquartered in Portsmouth, New Hampshire. Other tenants at the site include GEICO, ARA Leominster Dialysis and Kids Care+, a daycare facility. All four of these tenants operate under triple-net leases, according to the release, meaning they pay for all property expenses in addition to rent, including taxes, insurance, and maintenance.
The plaza was constructed in the mid-1990s, according to City of Leominster property records. The property was given a 2025 tax assessment value of $2.74 million.
