A former mill on Webster Street in Worcester could be rezoned to be renovated into an 18-unit apartment complex, Nick Lewis, owner of Worcester-based Maverick Real Estate Investment & Development, confirmed Monday.

The Worcester Planning Board will hear the application to include the property in the adaptive reuse overlay district on Wednesday night.

Lewis said he is interested in redeveloping the vacant mill into market-rate, loft-style apartments. His company has a history of renovating historic single- and multi-family homes in Worcester. He is also CEO of Trivium Construction LLC.

Located at 110 Webster St., the 11,400-square-foot warehouse is owned by Worcester Chemical Distribution Corp., according to Worcester’s assessors’ data. The property is currently assessed at $328,300.

Lewis is still in a due diligence process with the property owner and has not yet closed on a purchase, he said.

Certainly, there will have been environmental testing as part of the due diligence.
