Hines, a global real estate investment firm based in Houston, has purchased the site of a storage facility near the former site of Rotmans Furniture for $9 million.
The site, located at 1 Brussels St., was sold in a deal finalized on Aug. 25 by Texas-based entity VALK Properties Two LLC, according to Worcester District Registry of Deeds records.
Hines did not respond to a request for comment on the sale. The firm expanded into acquiring self-storage spaces in 2018, according to a company press release at the time. In 2024, it purchased a three-story self storage facility in California for $91 million, a deal which real estate firm CBRE said was the largest self-storage facility sale it had ever seen, according to Globest.
In Worcester, the 50,730-square-foot facility is operated by Storage 365 of Arizona, which moved into the site in 2016, according to CoStar. The building is part of the Whittall Mills, a historic industrial complex built between 1870 and 1930.
The site is adjacent to the former site of Rotmans Furniture, which closed in 2022. In January, the College of the Holy Cross and Madison Properties, a key developer in Worcester’s ballpark district surrounding Polar Park, announced a plan to redevelop the Rotmans site after Madison purchased the property for $7.95 million.
The 1.15-acre site received a 2025 tax assessment value of $2 million, according to City of Worcester property records.
