A Worcester property developer has further grown his portfolio in the city, following a $7.1-million purchase of three apartment buildings.
Premier Investment Properties, a real estate firm led by Michael Ermani, purchased 2 Delldale St., 201 Dewey St., and 13 Elizabeth St. in a deal finalized on Wednesday, according to Worcester District Registry of Deeds records. Ermani purchased the three residential buildings from M Jemms Worcester I LLC of Burlington.
“I’m looking to focus my portfolio here in the city of Worcester,” Ermani said. “I get calls from all over the place. The seller wanted to sell the properties, and I thought the price was fair, so we made a deal.”
The property at 2 Delldale St. features a two-story building constructed in the late 1980s and contains 18 units. It had been purchased by M Jemms for $1.72 million in 2020, according to City of Worcester property records.
The building at 201 Dewey St. contains 13 units across three floors and was constructed in 1970. M Jemms purchased the property for $1.24 million in 2020.
The property at 13 Elizabeth St. contains eight condominium units and was constructed in 1987. M Jemms had purchased the units for a combined $6.72 million in 2020.
Ermani said he plans to upgrade the units at the three properties as they become unoccupied.
Combined, the properties involved in the transaction were given a 2025 tax assessment value of $5.72 million, according to City of Worcester records.
