Five-story Worcester office building sells for $3M, well under assessed value

An office building on the corner of Walnut Street and Harvard Street in Worcester has sold for just over $3 million, according to the Worcester South District Registry of Deeds.

The three-parcel property has been owned by Liberty Walnut Street LLC since 2014, according to the city’s assessors’ data. In this most recent deal, the property was sold by Liberty Nominee Trust in tandem with Oreo Bay LLC, which is registered to Webster Five CFO and treasurer, Brian Westerlind, at the address of the bank’s Webster headquarters.

It was bought by 13 Sudbury Realty LLC, which is registered to Anthony Rossi of Newton. The sale closed Sept. 30.

The parcels for the five-story building are located at 13 Sudbury St., also known as 14 Walnut St., 17 Sudbury St., and 8 Harvard St., per the deed.

Located in downtown, 13 Sudbury St. is a commercial office building, according to the Worcester city assessors’ data, while the other two parcels are parking areas. The office building totals roughly 83,500 square feet and is assessed by the city at $5.3 million.

None of the parties involved in the sale could be reached on Wednesday morning.
